Experienced Executive Property Manager needed to lead hands-on daily operations for multiple luxury private villa estates in Barbados; upholding immaculate standards, managing on-site teams, and ensuring seamless, discreet service and performance at all times.

Executive Property Manager

We are seeking an experienced Executive Property Manager to oversee the daily management and operational excellence of several high-end private villa estate in Barbados. This is a hands-on leadership role suited to a confident, detail-driven professional who can maintain exceptional property standards, manage on-site teams, and ensure the estate operates seamlessly at all times.

 

Key Responsibilities

Property Operations & Standards

  • Oversee all external property operations, ensuring the estate is maintained at a luxury standard (excluding in-house hospitality services such as chefs, butlers, and cleaners).
  • Maintain the estate’s appearance, functionality, and readiness year-round.
  • Coordinate guest-related property needs where applicable, ensuring smooth experiences and excellent presentation.

Team Leadership

  • Lead and supervise property staff including gardeners, handymen, and pool technicians.
  • Schedule and prioritise work, ensuring accountability, quality, and efficiency.
  • Support team development and uphold professional conduct and discretion at all times.

Technical & Maintenance Oversight

  • Oversee maintenance and performance of estate systems, including:
    • Alarms & security systems
    • CCTV
    • Wi-Fi and connectivity
    • Electrical facilities
    • Irrigation systems
    • Pools and related equipment
  • Coordinate and monitor repairs, preventative maintenance, and general upkeep across the villas and grounds.
  • Identify risks early and resolve issues before they impact operations.

Contractors, Repairs & Upgrades

  • Source, coordinate and manage service providers, contractors, and suppliers.
  • Prepare tendering and documentation for major repairs, upgrades, and improvement projects.
  • Ensure quality control, timelines, and cost effectiveness for all contracted work.

Financial & Administrative Support

  • Oversee accounting processes or work closely with an accountant to ensure:
    • Accuracy and documentation
    • Cost control, compliance and reporting
  • Maintain organised records, schedules, and operational reporting.

Candidate Requirements

Qualifications & Experience

  • A qualification in Property Management (Bachelor’s or Master’s degree preferred from a recognised institution).
  • Proven, verifiable experience managing high-value residential properties or estates.
  • Experience managing teams and coordinating multiple projects simultaneously.

Technical & Professional Competencies

  • Strong computer literacy, including MS Office and Excel.
  • Valid driving licence.
  • Practical knowledge of garden maintenance is essential.
