The Maintenance & Facilities Manager oversees maintenance operations across the organization’s various business lines and facilities. This leadership role ensures the maintenance team delivers high-performance service through scheduling, resource management, and technical execution.

KEY DUTIES & RESPONSIBILITIES

  • Provide strategic direction and leadership for the Maintenance Department across all lines of business, aligning maintenance activities with operational and business priorities.
  • Oversee scheduling, deployment, and performance of all maintenance team members to ensure optimal utilization of labor and technical resources.
  • Ensure that all areas and assets are supported with adequate staffing, tools, equipment, and inventory to meet service level expectations.
  • Lead continuous improvement initiatives across the maintenance function, introducing best practices to enhance equipment reliability, reduce downtime, and optimize asset life cycles.
  • Supervise and participate in the safe installation, maintenance, and repair of all facility systems, ensuring compliance with standards and codes.
  • Implement systems to monitor and ensure all service requests, work orders, and unresolved issues are appropriately logged, escalated, and resolved to high standards.
  • Support interdepartmental communication by ensuring timely and effective handover of completed maintenance tasks to operational departments.
  • Ensure that strategic and high-impact maintenance projects are delivered on time, within scope, and in alignment with company goals.
  • Maintain a high level of facility knowledge to proactively identify risks, inefficiencies, and areas for capital investment or operational improvement.
  • Monitor and manage spare parts inventory to balance cost-effectiveness and service readiness.
  • Develop and enforce a culture of safety, accountability, and compliance within the maintenance department.

ADMINISTRATIVE DUTIES

  • Lead strategic planning for maintenance resource allocation, staffing, and capital equipment lifecycle management.
  • Oversee all documentation related to maintenance activities, ensuring timely and accurate reporting, billing, and inventory control.
  • Utilize data analytics to drive performance improvement, forecasting, and decision-making in resource management, technician productivity, and cost control.
  • Drive procurement planning for critical assets and supplies, collaborating with Finance and Purchasing to ensure alignment with budgetary goals.
  • Maintain an up-to-date equipment, asset, and maintenance database that supports preventative maintenance planning and audits.
  • Ensure reporting systems are leveraged to track work order volume, technician output, system reliability, and resolution metrics.

LEADERSHIP & SUPERVISION

  • Lead a multi-disciplinary maintenance team, instilling a culture of operational excellence, proactive service, and innovation.
  • Act as a strategic partner to senior leadership by contributing to cross-functional planning, risk mitigation, and long-term facility planning.
  • Promote a values-driven culture that prioritizes safety, professional development, and performance.
  • Conduct regular performance reviews, identify training and development needs, and implement upskilling programs for the maintenance team.
  • Champion health and safety protocols and ensure alignment with organizational policies and external regulations.
  • Represent the maintenance function in strategic meetings, operational reviews, and capital planning discussions.
  • Ensure all team members are briefed, supported, and aligned with objectives at the start and end of each shift.
  • Lead by example in discipline, communication, and professionalism.

 

TECHNICAL DISCIPLINES

GENERAL MAINTENANCE

  • Lead structural maintenance and improvements, ensuring safe and aesthetic conditions across properties.
  • Maintain and repair a variety of fixtures, locks, and exterior elements to extend asset life and reduce reactive costs.

PLUMBING MAINTENANCE

  • Oversee system-wide plumbing maintenance, including monitoring of sewer, water, and drainage systems for efficiency and regulatory compliance.

ELECTRICAL MAINTENANCE

  • Ensure the integrity of the organization's electrical systems through proactive inspection, upgrade, and repair programs.

HVAC MAINTENANCE

  • Direct the installation and servicing of climate systems, ensuring energy efficiency, occupant comfort, and compliance with industry standards.

 

HEALTH, SAFETY & HYGIENE

  • Lead development and implementation of the organization's emergency response and facility safety programs.
  • Ensure comprehensive and consistent execution of both preventive and reactive maintenance strategies across all business units.
  • Regularly audit safety procedures, inspections, and equipment condition to mitigate risks and meet statutory obligations.
  • Enforce use of PPE and safety protocols by all team members, supporting a zero-incident culture.
  • Oversee secure storage and handling of all tools, chemicals, and technical assets.

 

OCCASIONAL DUTIES AND RESPONSIBILITIES

  • Collaborate with Sales, Procurement, and other departments in preparing technical scopes, quotations, and service-level agreements.
  • Support cross-functional initiatives and respond to emergencies or special assignments requiring senior technical oversight.

 

PERSON SPECIFICATION

 

EXPERIENCE & QUALIFICATIONS

  • Minimum of (2) year experience at supervisory level.
  • Train the Trainer qualifications ideal.
  • Valid drivers’ licence.
  • Professional certification or trade qualifications in at least two (2) of the following disciplines.
    • Plumber, Electrician, HVAC Technician, General (Painter, Mason, Carpenter)
  • Auto Repairs, Kitchen Equip. Tech, Sewerage, RO/Desalination Plant or Irrigation Technician

 

KNOWLEDGE & COMPETENCIES

  • Good general knowledge of all departments and operations.
  • Ability to understand blueprints and follow a plan layout to install and repair equipment.
  • Competent in the use of computer systems and equipment, specifically Property Management Systems, Microsoft Office software to make enquiries, input information, prepare and understand reports
  • Good communication skills
