Overview:
The Assistant Maintenance Manager supports the head of the Maintenance Department in overseeing daily maintenance operations at the property. This role leads and supervises maintenance staff to ensure the functionality, reliability, efficiency, and safety of resort utilities, infrastructure, and guest rooms while maintaining the highest standards of guest satisfaction.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Leadership & Staff Supervision
- Lead, supervise, and support a team of maintenance technicians
- Schedule staff shifts and approves departmental hours
- Allocate workloads and monitor staff performance to ensure quality and efficiency
- Conduct daily departmental briefings and participate in staff meetings
- Maximize team potential with balanced focus on operations, guest satisfaction, employee engagement, and ownership expectations
- Provide hands-on support to the team and assist with repairs when required
Maintenance Operations & Technical Oversight
- Lead and oversee preventative maintenance programs for resort equipment, utilities, and guest rooms
- Oversee all installation, repair, and upkeep operations of resort facilities
- Conduct routine inspections of facilities to identify, prioritize, and resolve maintenance issues
- Ensure maintenance of mechanical, electrical, plumbing, HVAC, pool, and utility systems
- Oversee pool operations and maintenance, including daily testing and record keeping
- Ensure cleanliness, safety, and organization of all plant rooms and mechanical spaces
Administrative, Reporting & Budget Control
- Ensure all maintenance work orders are logged, tracked, supervised, and billed to appropriate departments
- Develop, implement, and maintain maintenance reports, checklists, procedures, and documentation
- Monitor maintenance expenses and assist in budget control
- Support development and monitoring of annual operating, capital expenditure, and utilities budgets
- Ensure adequate inventory of parts, tools, and materials
Contractor & Stakeholder Coordination
- Liaise with external contractors, service providers, and vendors
- Monitor contractor performance to ensure compliance with safety, quality, and resort standards
- Attend HOD, EC, and STRATA meetings as required
- Maintain strong working relationships with internal departments and external stakeholders.
Health, Safety & Compliance
- Ensure full compliance with health, safety, and environmental regulations
- Implement and enforce safety procedures and best practices
- Develop, implement, and direct emergency response programs
- Respond to emergency maintenance situations, including after normal working hours
Guest Service & Resort Standards
- Respond promptly and professionally to guest maintenance requests
- Ensure maintenance services meet hotel service standards and brand expectations
- Uphold and promote the resort’s mission, values, and service culture
Training, SOPs & Continuous Improvement
- Train and coach engineering and maintenance staff on correct maintenance procedures and SOPs
- Support ongoing staff development and skills training
- Assist in continuous improvement of maintenance systems and operational efficiency
QUALIFICATIONS & REQUIREMENTS
Education & Experience
- Bachelor of Science in Engineering or related technical discipline preferred
- Minimum 5 years’ experience in maintenance or engineering operations, preferably in a hospitality or resort environment
- Proven experience in planning and supervising maintenance operations
Technical & Systems Knowledge
- Sound knowledge of plumbing, HVAC, wastewater treatment plants, generators, pumps, and electrical systems
- Strong understanding of preventative maintenance systems and asset management
Systems & Software Proficiency
- Advanced computer skills
- Experience with Workforce Management Systems
- Working knowledge of HOTSOS, OPERA, Microsoft Excel, Word, and other Microsoft Office applications
