Sagicor Property Services Limited is seeking a suitable candidate to join our Real Estate Investment Management team in the capacity of:
Real Estate Investment Manager
Provide detailed financial analysis and performance tracking of sales and leasing activities. Ensures that pricing, absorption rates, and rental returns are aligned with market benchmarks and investment goals.
Identify and propose real estate investment opportunities that align with the strategic objectives of group entities and managed portfolios.
Provide strategic guidance to real estate sales and analyst teams in preparing financial analyses for acquisition and financing decisions, with attention to returns and risk exposure.
Collaborate with Real Estate Operations to ensure operational and regulatory risks are effectively managed through sound processes and reporting
Location: Kingston
As a Real Estate Investment Manager, you will:
- Lead advanced financial modeling and scenario analysis to support real estate investment decisions.
- Identify and manage a pipeline of high-yield real estate projects for Sagicor and its managed funds (including X Fund).
- Prepare and present investment proposals, including letters of intent, market comparables and absorption analyses.
- Provide strategic input to investment committees and senior leadership on development feasibility and ROI targets.
- Review lease agreements to ensure terms are current, enforceable, and aligned with market standards.
- Validate rental returns across the portfolio, ensuring competitiveness and profitability.
- Collaborate with the sales team to monitor and validate sale prices for developments, ensuring alignment with target returns.
- Track sales performance against established targets and recommend adjustments to pricing or strategy as needed.
- Conduct and oversee in-depth market research locally and regionally.
- Analyze economic and demographic trends to identify investment opportunities and risks.
- Assess and report on the performance of properties under management, ensuring alignment with stakeholder return expectations.
- Collaborate with Real Estate Operations to mitigate operational and regulatory risks.
- Liaise with internal teams (Legal, Treasury, Marketing) and external partners (consultants, regulators, clients) to support investment execution and compliance.
- Identify and foster strategic partnerships, joint ventures, and alliances to enhance portfolio value
- Perform other job-related duties assigned from time to time.
What do you need?
- Bachelor’s degree in Finance, Business Administration, or related field from a recognized tertiary institution.
- Master’s degree in Economics, Finance, Accounting, or CFA designation preferred.
- Minimum 5 years’ experience in financial services, with a focus on real estate or investment analysis.
- Sound knowledge of computer software packages including spreadsheet and word processing applications.
- Exceptional analytical and quantitative skills with a proven ability to deliver under tight deadlines.
- Strong financial modeling expertise, especially in Excel (dynamic proformas, scenario planning).
- Lease and sales agreement literacy—able to interpret, assess, and negotiate terms effectively.
- High adaptability to fast-paced, high-stress environments.
- Effective communicator—able to distill complex data into actionable insights for senior stakeholders.
- Project leadership—experienced in managing cross-functional teams and driving execution.
- Strategic thinker—able to connect market trends with investment opportunities.
- Knowledge of the local and international market and business environment and financial tools/software.
- A team player that thrives in a collaborative environment.
- Strong negotiation skills and the ability to influence others.
