About the Role:

You will lead the technical planning and execution of new self-storage development projects across the U.S. As Pre-Development Manager, you will be responsible for site layout design, entitlement workflows, permitting, and managing internal assistants and external consultants. This is a high-ownership, fast-paced leadership role reporting directly to the Chief Operating Officer (COO). Open to qualified civil engineers, draftsmen, and architects with strong command of site layout, planning, and development processes.


Key Responsibilities:

Site Planning & Design Leadership

  • Draft and refine conceptual site plans (AutoCAD or similar).

  • Ensure compliance with zoning, setbacks, buffers, and internal yield goals.

  • Optimize site layouts in response to feasibility, surveys, and jurisdictional requirements.

Entitlement & Permitting Oversight

  • Coordinate zoning and land use approvals.

  • Oversee production of permit-ready drawing sets.

  • Manage the full permitting process with internal and external teams.

Team & Consultant Management

  • Lead a small team of virtual assistants handling entitlement research and submissions.

  • Supervise external consultants including engineers, planners, and architects.

  • Run meetings, manage proposals, and maintain accountability through all phases.

Project Management & Systems

  • Maintain project records using monday.com (tasks, Gantt charts, milestones).

  • Recommend workflow optimizations to increase pre-development efficiency.

  • Ensure clear documentation and version control of all site-related files.


Required Skills & Experience:

  • Degree or certification in civil engineering, architectural design, drafting, or a related field.

  • 1–5 years of experience in civil site planning, architectural layout, or land development.

  • Proficient in AutoCAD or similar design software.

  • Strong project management and delegation skills.

  • Experience with permitting and entitlement workflows.

  • Fluent in English, both written and spoken—comfortable leading U.S.-based meetings.

  • Experienced with digital tools like monday.com, Asana, or ClickUp.

Bonus Skills:

  • Experience in U.S.-based land development projects.

  • Familiarity with real estate development lifecycle and entitlement timelines.

  • Prior leadership of virtual assistant teams or technical teams.

  • Familiarity with building permit submittal processes.
