The Property Maintenance Manager will manage a department of 30+ employees that executes preventative and on-demand maintenance and small projects, whilst developing and delivering practical and technical solutions.

KEY RESPONSIBILITIES

  • Liaise with property owners and their representatives to provide property maintenance services including daily supervision, preventive maintenance and reactive maintenance for all contracted residential properties.
  • Provide in-house preventative and reactive maintenance for Jumby Bay Island Company.
  • Provide swimming pool maintenance solutions for properties.
  • Provide emergency service coverage for residences as well as Jumby Bay Island Company.
  • Coordinate with other Jumby Bay Island Company departments and Jumby Bay Resort to ensure that properties in the rental program are prepared to service standards for arriving guests.
  • Execute construction and renovation projects and supervise outside contractors as necessary.
  • Work with the Chief Engineer to establish and manage operating and capital budgets; job costing exercises and property owners billings.
  • Work with the Purchasing department for the procurement of maintenance tools, equipment and supplies from local and overseas vendors.
  • Ensure hurricane preparedness for all properties including Island Services.

 

People Management

  • Manage a team of 30+ skilled and semi-skilled workers. Ensure effective people management by balancing operational goals with individual employee growth. Collaborate with HR on employee matters as needed.
  • Manage team’s schedule and vacation planning.
  • Maintain a clean and safe workplace ensuring health and safety awareness in relation to all tasks and activities undertaken in the department and on Jumby Bay.

 

Financial Management

  • Create work orders, review and approve timesheets for submission to the finance department within established timelines.
  • Proactively monitor work orders providing timely updates to all stakeholders.
  • Ensure work orders are accurately closed and submitted for billing on a timely basis.

 

  •  Must be willing and able to perform any related or similar tasks assigned by their supervisor.

 

 REQUIREMENTS

Qualifications:

  • Bachelor’s degree in construction, engineering, facilities management or related field desirable.
  • Qualification in any course relevant to facilities management, engineering or experience-based competency.
  • Minimum of 5 years of experience in facilities management, with a focus on high-end residential and resort projects, managing a medium-sized team.
  • Familiarity with local laws and regulations in Antigua and Barbuda.

 

Essential Competencies:

  • Strong knowledge of facilities management, construction, and regulatory compliance.
  • Deep understanding of property systems (HVAC, electrical, plumbing, mechanical), building regulations, and ability to read blueprints/schematics.
  • Exceptional analytical and problem-solving skills, with the ability to interpret data and make informed decisions.
  • Excellent leadership and interpersonal skills, capable of working collaboratively with diverse teams.
  • Proficient in project management software and tools; Microsoft Office.
  • Strong financial acumen.
  • Excellent time and productivity management of self and team.
  • Strong communication skills, both written and verbal, with experience presenting to senior stakeholders.

  • An ability to navigate local cultural nuances and build community relationships.

  • Legally permitted to work in Antigua & Barbuda.
  • A valid and clean driver’s licence.
