MAINTENANCE TECHNICIAN

TITLE: MAINTENANCE TECHNICIAN

 

QUALIFICATION AND EXPERIENCE

· Heart Trust/NTA Electrical Installation Certification Level 3 or equivalent,

· 3 years’ experience in the Maintenance Technician field, preferably in the Hotel Industry

 

SKILLS REQUIREMENT/KEY COMPETENCIES

· Technical skills and knowledge in Planning and Implementation of Maintenance Programs

· Knowledge in Refrigeration, Air Conditioning, Restaurant, Laundry Equipment Maintenance

· Knowledge in Electrical, Plumbing, general building maintenance and property supervision

· Compliance with operating instructions and performing preventative maintenance procedures.

· Strong analytical, diagnostic, and problem-solving skills; good operational scheduling techniques

 

REPORTING RELATIONSHIP

Reports to: Managing Director/Operations Manager

Liaise internally with: Directors/ Managers/ Supervisors and all work teams

Liaise externally with: Contractors, Maintenance firms & personnel, Suppliers, Guests, etc.

 

CORE FUNCTION

· Implement existing maintenance programs or segments to achieve their stated objectives

· Responsible for various duties as detailed on the Daily maintenance task list

· Complete daily maintenance task list sheets, maintenance logs and submit

· Respond immediately to guest related and other complaints, resolve promptly before resuming the daily routine maintenance activities

· Adherence to procedures, compliance with Health and Safety requirements

· Ensure that the quality of service is to the agreed standards.

· Completion of designated projects in accordance with all stated requirements

· Make recommendations for improvement in routine and periodic maintenance

· Adhere to the Hotel’s policies, attention to detail regarding the sustainability program

MAINTENANCE

· Check in with reception regarding outstanding maintenance requests, collect house count/arrival list, cell phone

· A preventative maintenance program is the best way to accurately ensure that all facilities, equipment and buildings are being properly cared for. Implement the program and ensure that accurate records are kept of all activities.

· Ensure that the daily maintenance tasks are completed within the prescribed timeframe, complete the daily report sheets, maintenance logs and submit.

· Exercise care and safety in carrying out activities, use materials efficiently avoiding wastage, return unused items to storage and cleanup work area on completion are standard operating procedures for all assignments, including keeping accurate records.

· Ensure that the pool parameters are checked every morning, skim leaves and vacuum if necessary; monitor equipment to ensure acid pump and chlorinator are functioning and have supplies; also, pool walls must be scrubbed weekly to prevent the growth of algae and pools backwashed routinely as required.

· Dispense rock salt to water softeners, pool and Jacuzzi chemicals as prescribed, record data and file

· Supervise LPG deliveries, record data, file and submit

· Ensure that fishponds are skimmed daily, filters cleaned daily, fish fed in the mornings, monitor pumps, etc.

· Familiarise yourself with the operation of the Generator and monitor the service contract.

· Know how the water storage systems and equipment operate including water lock off valve locations on property, pumps, pressure tanks and constantly monitor water levels in the storage tanks.

· Liaise with the Housekeeping Supervisor with regards to maintenance of equipment in villas and rooms

· Ensure that supplies of items regularly needed for maintenance are kept in stock.

· Ensure that all maintenance problems including reports made to the Front Office are resolved promptly.

· Familiarise yourself with the operation of all Hotel equipment, inspect regularly and ensure that they are being properly maintained and schedule the servicing of the necessary equipment on the property e.g. Generator, Water Softeners, water storage systems, Office equipment, laundry equipment, Restaurant and Kitchen equipment, Freezers, Coolers, Ice machines, Air conditioners, TV’s, etc. Maintain an accurate equipment maintenance log.

· Inspect rooms weekly to identify any maintenance shortfalls and ensure that these are addressed.

· Check on all power tools and ensure that they are properly maintained and serviced regularly.

· Inspect the buildings and all external areas for routine and periodic maintenance action.

· Know and obey the rules and regulations that govern the resort

· Carrying out any other duties required to ensure the efficient and effective operations of the Hotel

Environmental Management System

· Use the EMS Program as the guideline when carrying out all maintenance activities undertaken at the resort

· Actively and effectively promote the hotels Environmental and Sustainability program to employees and guests.

· The Maintenance Personnel are responsible for recording the electricity, water, diesel, and LPG usage daily; then this info is used to generate a monthly usage report to be submitted to the Operations Manager.

Stores and Inventory

· Items used from the storerooms must be recorded and the inventory updated.

· An inventory report on the rock salt usage by the Water Softener Systems is to be generated monthly.

· Take a monthly inventory of the pool supplies, tools, and the maintenance storeroom.

 

SCHEDULE

· Hours of work – Six (6) days per week: 7:00am-2:40pm/11:00am-6:40pm/2:20pm– 10::00pm , One(1) hr Lunch

· Duties may on occasion require going over normal shift hours but there is no overtime payments attached unless specifically authorised by management. Shifts are subject to change without notice.

· Any other duties requested by management and/or the Directors
