Building Maintenance Officer

 

Carlong Publishers is inviting applications fromsuitably qualified persons for the position of Building Maintenance Officer.

JOB SUMMARY

Reporting to the Operations Manager, the Building Maintenance Officer (BMO) is responsible for coordinating and carrying out all maintenance activities for the company’s properties, including repairs and renovations to buildings and electrical and plumbing. The BMO maintains the company’s Fixed Assets Register and supervises the activities of the company’s fleet of vehicles, drivers and sidemen.

 JOB DUTIES AND RESPONSIBILITIES

  • Assists in carrying out ongoing preventative maintenance programmes.
  • Schedules regular maintenance activities.
  • Updates & maintains Fixed Assets Register.
  • Reviews work order priorities and ensures that they are serviced each day.
  • Performs routine maintenance tasks such as changing bulbs and doing minor repairs to doors/windows/other fixtures and fittings, services air-conditioners, generator, oversees pest control and tests alarm systems, sprinklers ensuring compliance
  • Ensures that the facilities are in a safe condition by using investigative techniques.
  • Inspects vacated areas for signs of tampering or disrepair and ensures that all repairs are carried out immediately.
  • Oversees the operation and maintenance of equipment and tools used in carrying out maintenance work.
  • Periodically inspects buildings and grounds.
  • Assists with construction, renovation and repair work and ensures that they comply with company’s plans and strategies.
  • Reports any acts of vandalism to the Facilities & Operations Manager.
  • Prepares reports, proposals and other documents as directed by the Facilities & Operations Manager.
  • Ensures proper waste management procedures are carried out.
  • Maintains overall condition of the buildings and grounds.
  • Requisitions supplies and equipment needed for maintenance duties.
  • Acts as liaison and manages the work of contracted services for plumbing, electrical, ventilation, cooling, janitorial and other maintenance work.
  • Carries out all duties and responsibilities in compliance with the Jamaica Occupational Health and Safety Act, company’s policies and procedures.
  • Writes work orders for maintenance based on information from tenants/ technicians and site visits.
  • Maintains database of work progress and completion as well as unit maintenance histories and creates relevant, meaningful reports from the data.
  • Visits managed properties to perform or assist in the performance of property management duties as directed by the Facilities & Operations Manager.
  • Supervises the activities of the company’s fleet of operating vehicles, drivers and sidemen
  • Undertakes all such functions as may be assigned from time to time by the Facilities & Operations Manager.

STAFF MANAGEMENT:

  • Provides direction and coordinates daily workflow of sub-ordinates.
  • Plans and schedules training of all sub-ordinates.
  • Ensures that all performance appraisals are submitted to the Facilities & Operations Manager within the agreed timeframe.

SPECIAL WORKING CONDITIONS

  • Frequently stands, walks, handles/feels, reach with hands and arms, climbs or balances, stoops, kneels, crouches or crawls.
  • Frequently lifts and/or moves light to heavy objects.
  • Occasional exposure to moving mechanical parts.
  • Occasionally exposed to wet and/or humid conditions, high, precarious places, fumes or airborne particles, toxic or caustic chemicals; outside weather conditions; risk of electrical shock and vibration.

JOB SPECIFICATION

Education, Knowledge & Qualification

  • Associate Degree or any combination of education, training and experience which demonstrates ability to perform the duties and responsibilities as described.
  • Knowledge of methods used in maintenance including basic knowledge of carpentry, plumbing, glass replacement, painting, masonry, grounds keeping, appliance repair and electrical wiring; maintenance of hand tools and gas-powered equipment; standard practices and tools used in the maintenance and repair of building facilities; safety practices and procedures related to the building trades; proper lifting techniques.
  • Knowledge of Microsoft Office & Facilities & Operations Software.

TECHNICAL & SUPERVISORY EXPERIENCE

  • 3-5 years working experience in one or more of the building trades

SPECIFIC SKILLS/COMPETENCIES REQUIRED

  • Demonstrates effective use of a variety of hand and power tools.
  • Performs a variety of physical labor including climbing ladders, bending, kneeling, reaching and standing for long periods of time, lifting and carrying boxes, tools, equipment and materials.
  • Follows oral and/or written instructions.
  • Communicates effectively in both oral and written forms.
  • Good interpersonal relationship skills.
  • Teamwork
