Project Manager

The chosen incumbent is responsible for planning and controlling the processes of design, development, marketing, administration and operation of the assigned projects.

JOB OBJECTIVE:

Plan and control the processes of design, development, marketing, administration and operation of the assigned projects, achieving compliance with the budgets and occupancy goals of the projects in accordance with the established business plan.

JOB SUMMARY: 

• Lead during all phases: conceptualization, development and operation of the assigned projects, according to guidelines on the type of business, translate them into operational and profitable business units for the company.
• Integrate and align sustainability objectives in the strategy of each project in all its phases.
• Define the financial model of the project, managing the financial models to ensure that they are maintained in accordance with the established investment parameters.
• Study the financing options available in the market for the projects and choose the best offer in conjunction with the Executive and Financial Management.
• Attract resources from potential investors.
• Manage project budgets and cash flows.
• Define the technical, commercial and financial resources required for the projects, with the support of the functional areas.
• Participate in the legal structuring of projects, complying with all legal guidelines in all areas of the business.
• Review and structure the marketing plan of the projects, relying on the commercial department, ensuring compliance with the occupancy goals.
• Approve the incorporation of new clients to the projects.
• Attend meetings with clients when necessary supporting marketing management and participate in the structuring of commercial proposals.
• Ensure that the operation of projects is efficient in execution and financially.
• Participate in the marketing strategy from conceptualization to execution. 
• In conjunction with the development area, define which consultants will participate in the overall design of each project.
• Actively participate in the design process, giving the guidelines and looking for valuable engineering.
• In conjunction with the Development area, define which companies will participate in the construction process.
• Actively participate during the construction stage in site inspections, with the development team.
• Lead the relationship with condominiums already installed, seeking to meet the needs.
• Follow up on the operations area so that the assets are kept in good condition.
• Perform any other function assigned to you by your direct boss.

 Consequences of the error: 

Any aspect related to the results in the commercialization, financing, engineering and operation of projects in charge, is the responsibility of the Project Manager.  Lack of leadership or lack of involvement in projects, can generate, losses for the company, as well as negatively affecting internal and / or external customers and affecting the image of the company.

POSTION REQUIREMENTS:

Academics: BSC in Industrial or Civil Engineering or other field of study related to the construction and real estate development industry. Masters or other qualifications in Business Administration/Finance will be a plus.

Work experience: Minimum 7 years’ experience in project management/ construction management of large real estate projects. Experience in planning phase of the project i.e. design, permitting process is a plus along with experience in marketing and understanding the needs of the residential and commercial markets.   

English language: Advanced level of English.

Technical skills: Mastery of Microsoft Office Suite and technological tools.
