The Client is located in Couva. Seeking an experienced person for General Manager of the Couva Shopping Complex to manage the business relationships with tenants, supervise staff, and ensure the care, maintenance, safety, security of the facility.

The Client is located in the Couva area and seeking to fill the position of General Manager of the Couva Shopping Complex. The incumbent will be responsible for managing the business relationships with tenants, supervising support staff at the facility, and ensuring the care, maintenance, safety, security and continual improvement of the Couva Shopping Complex and Banquet and Conference Centre.

Principal Duties and Functions

  1. Manage the business relationship with tenants
    • Maintain good relations with Tenants
    • Ensures that Rental Agreements meet the expectations of the Landlord and prospective tenants.
    • Reviews drafts of Deeds of Lease for correctness and to ensure clauses represent the interests of Lessor and Lessee.
    • On a timely basis initiates and recommends actions against tenants and lessees who habitually default and accumulate arrears on the payment of rent and electricity charges.
    • Takes appropriate actions to resolve conflicts that fall within the responsibility of the management of the complex.
  2.  Supervising support staff at the facility
    • Supervises the job activities of employees under his/her charge at the facility.
    • Assigns work to be done and delegates responsibilities/authority to employees.
    • Monitors and evaluates employee performance.
    • Identify training and development needs of individual employees and recommends suitable programs for employee development.
    • Interviews and makes recommendations for the hiring of persons on a temporary, contact or permanent basis.
    • Develops and implements orientation programs for new employees.
    • Recommends changes in the employment status of individual employees.
    • Prepares and controls Employee Annual Leave ScheduleTo maintain the care, safety, security and continual improvement of the assets of the Couva Shopping Complex

3. Maintain the care, safety, security and continual improvement of the assets of the Facility

    • Implements management systems and procedures to minimize risks to people, property and the environment.
    • Responsible for corrective, periodic and preventative maintenance programs for the Couva Shopping Complex.
    • Ensures scope of works/services, Job Hazard Analysis, terms and conditions of contracts and the corresponding invitations to tender are completed.
    • Evaluates tenders, price proposals and makes recommendations for award of contracts and services.
    • Ensures site control activities are completed to ensure the work of contractors and service providers are done to specifications and requirements.
    • Identifies and recommends projects for the upgrade and enhancement of the facility.
    • Prepares, reviews annual budgets and provides periodic Actual vs Budgeted Reports for review by the Board of Management.
    • Controls budget expenditure to ensure variances fall within tolerable limits.
    • Prepares reports for review and decision making at Board o1 Management meetings.
    • Monitors and evaluates the performance of the janitor, service providers and contracted security; makes recommendations for retention or termination of contracts.
    • Develops and improves the Records Management System at the facility.
    • Ensures the marketing and rental of the Banquet and Conference Centre.
    • Manages the Security for the Compound.

 

General Qualifications

Education

  •  A Bachelor’s Degree in Management, Facilities Management or equivalent.
  • A Certificate or proof or training in Health, Safety and Environment. Knowledge of OSHA standards applicable to a commercial complex will be an asset.

 

Experience, Skills and Abilities

  • A minimum of three (3) to five (5) years’ experience at a management level.
  • A combination of experience and academic qualifications will be considered.
  • Excellent communication skills.
  • Must be proficient in Microsoft Office Applications.
  • Proven management skills, compliance oriented and good interpersonal skills.
  • Results oriented with team building skills.
  • Must be able to motivate and direct others.
