To supervise work of Contractors and perform daily inspection, repair and maintenance work on equipment and property.

Duties and Responsibilities:

  • Check all designated building services on a daily basis and promptly attend to any abnormalities.

 

  • Periodically check designated building fabric and façade and promptly attend to any abnormalities.

 

  • Prepare monthly reports on condition of building/equipment and forward to Facilities Manager/Supervisor for verification.

 

  • Maintain record-keeping (filing), computer data entry of all Service Reports and related information regarding in-process or completed maintenance works.

 

  • Liaise with clients regarding trouble reports and any other requests made regarding respective sites and promptly address same where necessary.

 

  • Ensure all plant, equipment, instruments and tools are maintained within relevant industry standards.

 

  • Assist with in-house maintenance including routine and ad-hoc works, as instructed by your immediate Supervisor.

 

  • Make calls to relevant repair crews and contractors with respect to routine servicing, breakdowns and trouble calls at respective sites.

 

  • Maintain a log of the following:

 

    • All MEP equipment for site/s
    • Breakdown occurred and action taken.
    • Routine servicing.
    • Movement of subcontractors and NIPDEC’s personnel and materials to and from the premises.
    • Attendance Logbook

 

  • Carry out minor maintenance such as changing defective bulbs, isolating water leaks and re-starting air conditioning equipment promptly when it becomes necessary, at respective sites.

 

  • Co-ordinate with Clients when arranging repairs/services to ensure little or no disruption of normal operations.

 

  • Prepare preventative maintenance schedule for building/equipment services and present to Supervisor/Manager for verification.

 

  • Monitor works performed by all sub-contractors and verify satisfactory completion of said works by signing off.

 

  • Obtain quotations and prepare preliminary estimates for maintenance works to be undertaken at respective sites.

 

  • Ensure that sub-contractors, NIPDEC’s personnel and all other relevant parties, adhere to NIPDEC’s HS&E Policy at respective sites.

 

  • Invite quotations from Contractors for small jobs to be undertaken at respective sites.

 

  • Assist the Supervisor and/or Manager in designs, co-ordination and supervision of projects at respective sites.

 

  • Ensure Security regulations at the respective sites are adhered to at all times.

 

  • Accept responsibility for the completion of all works at respective sites.

 

  • Accept responsibility for quantity and quality of all work performed by personnel under your supervision.

 

  • Establish priority for all works to be carried out at respective sites.

 

  • Perform any other job-related duties as may be assigned or required by your immediate Manager/Supervisor at respective sites.

 

  • Ensure adherence to NIPDEC’s Dress Code Policy when on respective Sites.

 

 

Qualifications and Experience:

Minimum Requirements:

 

  • MET -Level 1 and 2, or its equivalent.

 

  • National Diploma or its equivalent in one or more of the following: Air Conditioning systems, Electrical or Plumbing systems.

 

  • Any certification in Facilities Maintenance Management Principles and Practices, or its equivalent, along with;

 

  • A minimum of six (6) years experience in a maintenance environment, facilities maintenance or

 

  • Any equivalent combination of training and experience will be considered.

 

  • Will be required to work on a shift system.

 

 

Special Skills and Knowledge:

 

  • Ability to read and interpret safety rules, operating and maintenance instructions, and procedure manuals.

 

  • Ability to read and interpret instruction manuals, parts lists, mechanical and electrical blue prints, wiring diagrams.

 

  • Ability to operate small hand tools.

 

  • Knowledge of all codes and regulations pertaining to area of expertise.

 

  • Ability to establish and maintain effective working relationships.

 

  • Ability to express ideas clearly and concisely, orally and in writing.

 

  • Ability to write reports.

 

  • Ability to work without direct supervision.

 

  • Ability to meet and interact with tenants/client representatives at a professional level.

 

  • Working knowledge of Microsoft Office, specifically Word, Excel and Outlook.

 

  • Some knowledge of Customer Service practices.
