KH Capital seeks an experienced Facility Manager to oversee maintenance, operations, and budgets for its commercial and residential properties, ensuring high standards and tenant satisfaction.

KH Capital is seeking a professional Facility Manager, who will be responsible for managing its commercial and residential properties, ensuring optimal financial performance and tenant satisfaction and maintaining the property portfolio to a premium level. This role requires a proactive and dedicated individual who can handle the complexities of property and facilities management, ensuring the financial and physical upkeep of the properties and the satisfaction of tenants.

 

Key Responsibilities
1. Commercial and Residential Property Maintenance and Operations:

  • Assess and schedule preventative and reactive maintenance works to ensure timely and budget-compliant completion by vendors.
  • Regular inspection of all premises, assessing any landlord related works and budgeting for renovations.
  • Support tenant entry and exit process, including the use of schedules of condition to ensure smooth handovers between tenancies.
  • Liaise with tenants on property related matters, enforce rules of occupancy, inspect vacant units, and oversee necessary repairs and renovations.
  • Contract and supervise maintenance services, including landscaping, electrical, mechanical and plumbing.
  • Oversee renovations, construction projects, and other facility related initiatives.
  • Respond to emergencies and enforce occupancy policies by addressing violations promptly.
  • Secure properties by contracting security services, installing and maintaining security devices, and establishing precautionary policies e.g. fire evacuation drills.
  • Ensure the physical well-being of properties by maintaining building systems and contracting for necessary repairs and services.
  • Ensure the facilities meet safety codes and regulations, including fire safety, emergency preparedness, and health. 
  • Attend and represent KH Capital’s residential properties at Strata Companies’ Annual General Meetings.
  • Liaise with local authorities and statutory services where required.

2. Insurance Valuations and Hurricane Preparedness

  • Support periodic valuation of buildings for annual insurance as required by insurance company.
  • Ensure Hurricane Preparedness for all properties.
  • Post Hurricane assessment of damage, supporting the claims process, ensuring repairs are completed thoroughly and on a timely basis.

3. Financial Management:

  • Develop and manage annual maintenance operations and capital expenditure budgets for both commercial and residential properties.
  • Manage various types of vendor contracts.
  • Support initiatives for energy management, waste reduction and sustainability.
  • Schedule expenditures, analyze variances, and initiate corrective actions to meet financial objectives.

4. Reporting and Communication:

  • Collect, analyze and summarize local market data and trends.
  • Maintain clear communication with Directors to ensure alignment with their expectations and requirements.
  • Work with Finance to deliver clear, concise, timely maintenance and capital expenditure reporting.

5. Resourcefulness and Problem-Solving:

  • Address unforeseen challenges with resourcefulness and problem-solving skills to maintain the smooth operation of the properties.

Qualifications

  • Minimum of five (5) years of proven experience in facilities operations, maintenance, project management, and property management or a related field is essential.
  • A bachelor’s degree in engineering is desirable.
  • Strong financial acumen and budgeting skills.
  • Excellent communication and interpersonal skills.
  • Ability to manage multiple properties, projects, and tasks efficiently.
  • Proficiency in computerized maintenance and work management software and tools is desirable.
  • Technical knowledge of building systems, maintenance procedures, problem solving, and safety regulations.
  • Knowledge of local rental markets, laws, and regulations.

Salary is commensurate with qualifications and experience.
