Overview: Our client is seeking to appoint an experienced professional to oversee the technical operations, security infrastructure, and overall condition of a large private estate on the West Coast of Barbados.

The successful candidate will report directly to the Overall Property Manager and is expected to be on-site daily, taking full ownership of operational execution across all technical and maintenance disciplines.

 

Duties & Responsibilities:

  • Extensive experience in managing all aspects of building operations, maintenance, and technical services across a large, high-value property portfolio.
  • Strong background in security systems management, including CCTV, video surveillance, access control, alarm systems, perimeter protection, and monitoring procedures.
  • Proven ability to oversee the operation, maintenance, and troubleshooting of building infrastructure, including HVAC, electrical, plumbing, drainage, fire safety, and backup power systems.
  • Solid knowledge of generator systems, UPS units (Uninterruptible Power Supply), emergency power supply, load management, and continuity planning for critical estate operations.
  • Experience managing Wi-Fi networks, telephony systems, internal communications, intercoms, and other essential guest- and operations-facing technology.
  • Knowledge of swimming pools, pump systems, water features, irrigation systems, filtration systems, and related mechanical and water treatment equipment.
  • Strong understanding of building maintenance capabilities, including roofs, façades, windows, doors, finishes, waterproofing, and general structural upkeep.
  • Experience with all electrical appliances, equipment, AV and audio systems, and machinery across the estate, including troubleshooting, preventive maintenance, coordination of repairs, and ensuring safe and uninterrupted operation.
  • Ability to supervise estate vehicles, garages, parking areas, and associated maintenance requirements.
  • Experience managing gardens, landscaping, irrigation systems, and pest control, including planning and scheduling maintenance, supervising gardeners and contractors, monitoring water usage and system efficiency, and ensuring the estate grounds are maintained to a consistently high aesthetic and functional standard.
  • Excellent knowledge of preventive maintenance planning, inspection routines, asset tracking, and lifecycle management for critical building systems.
  • Experience coordinating contractors, specialist engineers, and service providers, including scoping works, obtaining quotations, and quality-checking completed tasks.
  • Strong ability to identify technical issues early, assess risk, and implement fast, effective solutions before they affect operations or security.
  • Understanding of estate security operations, including CCTV monitoring, incident escalation, evidence handling, and coordination with security teams.
  • Ability to maintain and test all electronic security systems to ensure continuous coverage and full operational readiness.
  • Familiarity with access zoning, perimeter controls, visitor management, and protection of staff, residents, guests, vehicles, and assets.
  • Strong awareness of risk management, emergency procedures, and vulnerability reduction across buildings, grounds, and technical areas.
  • Experience working closely with security personnel, control room operators, and external security vendors to maintain a safe and secure estate.

 

Requirements:

  • Previous experience as a Villa/Hotel Facility Manager or in a senior technical role within luxury hospitality is highly desirable.
  • Strong exposure to multi-system environments where uptime, guest comfort, service continuity, and security are equally important.
  • Ability to manage both reactive issues and long-term improvement projects with minimal disruption to residents and operations.
  • Highly organized, proactive, and detail-oriented, with a practical problem-solving mindset.
  • Calm under pressure and able to respond decisively to urgent technical or security incidents.
  • Able to work independently while coordinating effectively with the Property Manager, security staff, contractors, and service partners.
  • Strong commitment to discretion, professionalism, and maintaining impeccable standards
