PROPERTY MANAGER

A well established real estate and construction company in the Western Region is seeking to recruit a qualified and competent professional for the position of PROPERTY MANAGER
CORE DUTIES AND RESPONSIBLITIES
Reporting to the Chief Executive Officer, the ideal Property Manager is a generalist with property management, administration and accounting background and experience, which have adequately prepared him/her to manage several large commercial properties in the real estate sector. The core duties are summarised below:
- Co-ordinate the development of an annual budget for the properties and implement accordingly.
- Responsible for the timely collection of rental and management fees from all tenants.
- Liaise with tenants and patrons of the properties and ensure compliance with standard operating procedures (SOPs) and safety and security of property and life.
- Develop and issue policies to guide tenants’ in their responsibilities towards the properties they lease and ensure compliance with the terms of their leases.
- Make decisions and prepare reports for Senior Management and the Board of Directors, to include a monthly narrative status report on all maintenance, accounting, construction and other technical matters.
- Plan and coordinate all maintenance and any necessary construction and/or general activities relating to the properties’ buildings, equipment, facilities, common grounds and roadways.
- Operate and manage within the scope and guidelines of the Strata Corporation Act
- Ensure compliance with building regulations and the terms and conditions of restrictive covenants with a view to identifying and addressing actual or potential breaches.
- Manage the ancillary, janitorial, technical and clerical staff
- Coordinate and manage a sewerage treatment facility and operation
KNOWLEDGE, SKILLS & ABILITIES
- First Degree in Business Administration or Operations Management
- Three years’ experience in property management at a similar level. Experience in the real estate sector is an asset.
- Functional knowledge of Accounting. Knowledge of QuickBooks software is required.
- Knowledge of preparing budgets, cash flow projections etc
- Excellent customer relationship management skills and the ability to work with persons at all levels
- Excellent time management and communication skills
- Knowledge of Restrictive Covenants relating to titles, building codes and government regulations
- Knowledge of construction and real estate management practices.
An in-depth knowledge in electrical, mechanical, plumbing and property maintenance skills
- Effective management, leadership and analytical skills
- Ability to assess building deterioration, effect repairs and ensure that preventative maintenance to buildings and infrastructure is done satisfactorily.
- Knowledge of security regulation and procedures.
